Accounting firms in Chiang Mai: what they charge, and where you file

Chiang Mai accounting offices publish monthly bookkeeping from 1,000 to 6,000 baht and company registration from 4,900 to 12,000 baht all in, which is roughly a third of what a Bangkok firm selling in English will quote you for the same filings. Almost all of them publish only in Thai, which is the whole reason the gap survives.

Every price on this page was printed on a Chiang Mai firm’s own website, and every government office was checked against the agency’s own page. Two of those checks contradict what English language guides still tell people.

Who is actually in this market

Chiang Mai has a real supply of accounting offices, and most of them are small Thai practices in Hang Dong, San Kamphaeng, Doi Saket and Mae Rim rather than in the old city. They publish their rates openly, in Thai, in tables banded by document count or by monthly revenue. A handful of Bangkok firms also run Chiang Mai landing pages and compete here remotely, which is worth knowing when a website looks local and the office is not.

The visible spread is wide and it is real. Monthly bookkeeping starts at 1,000 baht at one family office and 1,500 to 2,000 baht at several others, against 4,500 to 12,000 baht at the larger local practices. Registration of a limited company runs 9,500 to 12,000 baht, and one firm publishes 6,000 baht with the government fee explicitly inside it.

What a website says and what a firm charges

A caution that came out of building this page. We wrote to the Chiang Mai firms we had quoted, telling them they were on it and inviting corrections. One of them, IC Accounting, replied the same day with what it called ราคาที่แท้จริง, its real pricing, and it was not what its website said.

The published ladder was banded by document count and started at 2,500 baht. The current quotation is banded by annual revenue, starts at 4,500 baht a month for filings alone, and runs to 12,000 for full outsourced accounting. Those figures are marked on the table below as sent by the firm rather than read from its site.

Take the general point rather than the specific one. A published rate card is a starting position and can be a year out of date. It tells you whether a quote you have been given is roughly normal. It does not tell you what that firm will charge you this week, and only a quote does that.

The catch, and it is a real one

Of the Chiang Mai firms publishing these prices, exactly one states plainly that it serves foreign nationals with English language support. The rest have no English page and say nothing about foreign clients. That does not mean they will refuse you, and several serve clients across the country online. It does mean the cheapest quotes in this city are, in practice, in a language most of the people who need them cannot read.

A Thai language firm that has never had a foreign client is not automatically the right answer. Ask who will actually answer your questions, in what language, and what happens when the Revenue Department sends a letter. A 3,000 baht saving is not worth a filing you cannot check.

Visas are the exception, and the silence is the finding

On the accounting side Chiang Mai is unusually transparent. On visas it is the opposite. We checked every expat facing visa agency we could find in the city and almost none publishes a service fee anywhere on its site. Two of the exceptions are instructive: one splits its own 3,000 to 7,000 baht fee cleanly from the 10,000 baht government DTV fee, and another publishes a single band of 18,000 to 69,000 baht with no split at all.

If you are being quoted verbally for visa work in Chiang Mai, the published Bangkok figures on the visa and work permit page are a reasonable sanity check, because there is nothing local to check against.

Where you actually file

This is the part nobody writes down, and it costs people a wasted morning. Your company registers in one building, your tax is filed to another, your work permit is issued at a third, and your visa extension happens at a fourth several kilometres away beside the airport. The offices below were each checked against the agency’s own page, and two of them contradict advice that is still widely repeated in English.

Needs a visit: Paper filing, collecting the registration certificate and certified copies, and applications the online system will not take.

Worth knowing. English guides send people to a "Chiang Mai DBD office". There is no such building. The Department of Business Development’s own procedure routes provincial company registration to the Provincial Commerce Office, and in Chiang Mai that is the second floor of the Provincial Hall on Chotana Road. Ask for สำนักงานพาณิชย์จังหวัด, not for DBD.

Worth knowing. Chiang Mai province is split between two area offices that sit in the same building one floor apart. If your registered address is in San Sai, Mae Rim, San Kamphaeng or Doi Saket, which a lot of foreign owned businesses are, you belong to Office 2 rather than Office 1.

Worth knowing. Work permits and visas are not in the same place and people confuse them constantly. The work permit is issued here at the Provincial Hall on Chotana Road. The visa extension happens at Immigration beside the airport, several kilometres away.

Worth knowing. A great many expat guides still send readers to the immigration counter at Promenada. Immigration Division 5’s own announcement moved the service point to Central Chiang Mai in June 2022 and does not mention Promenada at all. That announcement dates from 2022 and we could not find a 2026 confirmation on an official page, so telephone before you travel.
